Maintenance Inspection

Find easy fixes before they are costly issues

A maintenance inspection is a great way to find those minor issues that if left unchecked, could lead to costly problems.  Issues like a slow leak on your roof or the beginning of rot on the wooden stairs outside, when caught early, are often easy and inexpensive fixes.  If left unaddressed, these issues could become costly.

What is Inspected:

We conduct a visual inspection that meets or exceeds the InterNACHI standards of practice.  This includes the following:

➢  Including: roof-coverings, gutters, downspouts, vents, flashing, skylights, and other roof penetrations


➢  Including: wall-covering materials, eaves, soffits, fascia, windows, exterior doors, flashing, trim, adjacent walkways, driveways, stairs, steps, stoops, stairways, ramps, porches, patios, decks, balconies, carports, railings, guards, handrails, vegetation, surface drainage, retaining walls and grading of the property


➢  Including: foundation, basement, crawlspace and structural components


➢  Including: the heating system, using normal operating controls


➢  Including: the cooling system, using normal operating controls


➢  Including: main water shut-off, main fuel shut-off, water heating equipment, fixtures and faucets, toilets, sinks, tubs, showers, drains, waste and vent systems, and drainage sump pumps with accessible floats


➢  Including: service drop, overhead service conductors, attachment points, service head, gooseneck, drip loops, the service mast, service conduit, raceway, electric meter and base, service-entrance conductors, main service disconnect, panel boards, over-current protection devices, grounding, bonding, switches, lighting fixtures, arc-fault circuit interrupters (AFCI), ground-fault circuit interrupters (GFCI), smoke and carbon monoxide detectors


➢  Including: fireplaces, chimneys, lintels, damper doors, cleanout doors and frames


➢  Including: Insulation in attics, crawlspaces and foundation areas, ventilation of in attics, crawlspaces and foundation areas, mechanical exhaust systems


➢  Including: Doors, windows, floors, walls, ceilings, stairs, steps, landings, stairways, ramps, railings, guards, handrails, garage vehicle doors

*partial home inspections only follow the sections of the InterNACHI standards of Practice that are applicable.  Partial home inspections don't include thermal image analysis unless the inspector deems it necessary.
